Nearly 2 years ago ROC Homes introduced a brand new  floor plan to their repertoire in Stoneyway Village naming it simply, “The Stoneyway” . Stoneyway Village – Phase 2 in Pre-sales

Located at N. Gessner and Philippean Street in Northwest Houston

ROC Homes began to market their remaining 14 homesites in Stoneyway Village the first of September. It didn’t take long for folks to discover this little gem of a community before 5 of those homesites were sold. “We sellon average 3 homes a month but there’s obviously some pent up demand and 3 sold in one week!” said Jenifer Moore, Sales Manager for ROC Homes in Stoneyway.

The new phase features over-sized lots, corner lots, and two free-standing homes with 25′ x 11′ backyards. Starting now at $159,900 those who waited to buy, paid a little bit more for their 3-story   than expected. However, no one can complain about the value these homes are adding to this established gated neighborhood.

Many of ROC Homes’ homebuyers still find the homes so affordable that they are adding anywhere from $10,000 to $20,000 in upgrades. Wood floor, granite countertops and full sized walk-in showers are most popular.

Currently, ROC has no homes finished to ‘tour’ prospective buyers through. However, five homes have started on Bachwood Drive in Section 1 and will have sheetrock in about a month. Of those five, only one townhome remains unsold. 7903 Bachwood will feature a first floor game or media room, and two master bedrooms on the third floor. The home is priced at $159,900 and still has room for personalization if anyone is interested!

Houston is THE city for relocation

The Houston area ranked among the top destinations for residents who relocated this summer, a reflection of the strong economy and local job growth. Houston was one of six metropolitan areas across the U.S. — along with Dallas, San Jose, Charlotte, Seattle and Phoenix — where more people moved to the region than moved out this summer, according to a report from United Van Lines, a relocation company and the largest mover in the U.S., that details the top destination markets for the peak May-to-August moving season.

ROC Homes has definitely felt the increase. For the first time in ROC’s ten years of building new homes in Houston they haven’t a single completed inventory home. Those were the first to go in late 2011. The problem has been finding affordable lots to build on. Lots or ‘homesites’ cost almost 30% more this year than last for the same lot size and neighborhood. Never one to be deterred, Eric “ROC” Hymowitz, President and owner of ROC Homes, spends more than half his day, everyday scouring the Inner Loop area for lots to meet the high public demand for new homes.

“We no sooner list a “to-be-built” home in MLS and within days, it’s sold. People don’t even mind waiting the 2-3 months it takes to start a home,” says Jenifer Moore, Sales Manager for ROC Homes, “What with the labor shortages were seeing, our permanent crews are working 7 days a week to keep up with our sales.”

Not a bad place to be, Houston, especially for those who have been waiting for our market to finally turn around. “Builders aren’t, can’t, discount anymore - the inevitable price increases for sheetrock, brick, and lumber are going to hit any day now.”

With those price increases of course come home price increases. It’s no long a buyers market in Houston, and demand is so high many builders are experiencing ‘bidding wars’ for homes that have barely been framed. The only folks that lose out are the ones whose mind set is stuck in 2010-11, and keep trying to get a ‘deal’. “Home shoppers better buy it when they see it,” advised Jenifer, “or they could be renting for a whole lot longer than expected.”

Stoneyway sees first price increase

Sales have been brisk in the gated community of Stoneyway. Starting at $150,000, ROC Homes’ new 3-story home is exceeding all expectations. There are only 3 townhomes left in Section I and those will be hit with a price increase of $3500 on May 1st. “Job transferees, apartment dwelling professionals and down-sizing empt nester’s are taking advantage of the great location just minutes from the Inner Loop,” say’s Sales Manager, Jenifer Moore, about the average buyer in Stoneyway.  “ROC’s Inner Loop communities of West U, Bellaire and Rice Military and are also picking up in sales but it’s nothing like what we’re seeing in Stoneyway.” The other attraction to this niche neighborhood of 105 townhomes are the schools – Cy-Fair ISD is one of the most highly rank school district in Houston. Just as ROC Homes breaks ground on the first of seven patio homes on Bradford Street in the Bellaire area it was announced that they are sold out of the two-story, first floor living “Bridlewoods” floor plans planned. “Everything came together: location, price point and floor plan.
